Naples Property Taxes Explained

Collier County is one of Florida's lowest property tax counties — but the math has nuance.

Collier County's effective property tax rate is roughly 0.69%–0.85% of assessed value, depending on municipality. A $1M Naples home typically generates $7,000–$9,000 in annual property taxes before homestead savings. Florida has no state property tax.

How Florida Property Tax Works

The formula:

(Assessed Value − Exemptions) × Millage Rate ÷ 1,000 = Tax Owed

Assessed value is set by the Property Appraiser, capped at 3% or CPI annually for homesteaded properties (Save Our Homes). Millage is the tax rate per $1,000 of assessed value, set separately by the county, city, school board, water management district, and other authorities.

  • Unincorporated Collier — roughly 0.69%–0.75% effective
  • City of Naples — roughly 0.78%–0.85%
  • Marco Island — roughly 0.75%–0.82%

Special taxing districts (fire, water, lighting, community development districts) can add to your bill. Always pull the prior year's tax bill before making an offer.

The Save Our Homes Surprise

When you buy a home in Florida, the assessed value resets to market value at the next assessment cycle. If the previous owner held the home for many years under SOH protection, their assessed value may have been hundreds of thousands below market. Your tax bill will be higher than the seller's even with homestead.

Example: Previous owner's tax bill was $4,000 on an assessed value of $500,000. You buy at $1.2M. Your assessed value resets to $1.2M, and your tax bill jumps to $9,000+ even after homestead exemption.

Always ask the agent or Property Appraiser for an estimated tax after sale — it's a critical line in your purchase math.

  • Homestead exemption — up to $50,000 off assessed value
  • Save Our Homes cap — 3% or CPI annual cap on increases
